Building Automation Monitoring System (BAMS) Development Project

BEM is implementing the Building Automation Monitoring System (BAMS) development project to elevate the maintenance management of electrical systems across its control centers and toll plaza buildings. Operated through a centralized control center, this system enables systematic and efficient command, monitoring, and status tracking of various equipment. The project spans a 2-year timeline from 2025–2026. For 2025, the target was to complete the BAMS development and install the system across a total of 18 toll plaza buildings, 9 buildings each on the Prachim Ratthaya Expressway and the Udon Ratthaya Expressway. For 2026, the target is to install BAMS at 28 toll plaza buildings on the Si Rat Expressway, bringing the cumulative total to 46 toll plaza buildings. The successful completion of the project will streamline on-site inspection workflows, accelerate troubleshooting response times, and optimizes human resource utilization. Upon full implementation across all 46 toll plaza buildings, the project is expected to reduce equipment procurement and maintenance costs by approximately 1 million THB.

In 2025, BEM completed the BAMS development and met its target by installing the system across 18 toll plaza buildings. This initial phase successfully reduced equipment procurement costs by approximately 0.39 million THB. The system provides a centralized view of the electrical system's overall operations and collects operational data to support data-driven analysis, preventive maintenance planning, and predictive maintenance planning, as well as reducing corporate resource consumption such as vehicle fuel from work-related travel and electricity consumption during maintenance processes. The Company remains on track with its plans to complete installation across all 46 designated toll plaza buildings by 2026.
